It seems I keep looking for a reason to travel to the beach, so I have recently started a new business to allow me a new excuse to travel there more often. As I continue to watch the media blast, todays real estate market one thing that comes to mind is, when realestate is struggling the realestate rental market has always done well. It’s a simple formula, less property owners more renters. I have been buying and managing beachfront property on the gulf coast for over 15 years. When I purchased my first unit years ago I managed the rental process from start to finish and as a result of that my net rental income at the end of the year would always exceed the results of the larger structured companies. Also I did not want to pay high management fees, and I wanted the flexibility to rent to my friends without paying high management fees. Flexibility was hard to find with the big management companies.


Two years ago I found a local company that specialized only in a small area of the beach and rented units via the Internet, at the time I had a small one-bedroom unit that was in the small area this company was servicing. I signed up with them and last year my 900 sq ft unit grossed 30k in rentals which was13k higher than the onsite company had been grossing. The rental management fees were also 10% less. I have asked this company to expand into other areas where I have beachfront properties but they are a small mom and pop company and run a nice boutique kind of shop and have no desire to expand. They have shared with me their forms and marketing process so I can duplicate their model in other areas for my rental units and or the units of my personal clients.
