Hi John, thanks for the welcome! We're closing on our first investment property (rental home) tomorrow. This is actually our second investment...the first was several years ago when we picked up a nice lot "inside the Perimeter" of Atlanta, intending to build on it. Instead a couple of years later we decided to do a gut rehab on another house and sold the land to finance the construction; we were pleasantly surprised to find it appreciated - and sold for - 50% more than we paid for it.
So, we're ready to go again. This house, we hope, was a good choice. A 4/2, two years new, only occupied for 6 months before the foreclosure (they never made a payment :-( So now the fun begins.
