New Mortgage Deal

I have been reading about this latest mortgage deal worked out to modify loans. I was an agent for years and listed and sold bank foreclosures. Does this new deal make sense? In some instances I'm sure it will. If people lost jobs or took pay cuts and are barely hanging on, I think it will. If it's people who took "a gamble" on those interest only loans and now can't make payments, I'm not so sure. Even in the old days with forebearance programs (where payments were tacked on end of loan) many of the properties wound up in foreclosure. What do others on here think of this new deal?

Appraised $ 476,000 in 2011, Listed at $ 463,900., 2900 SF 1st floor- 4 BR, 2 Bath, 35x11 enclosed sun porch, LL - 1500 SF apartment or entertaining area, daylite, walk-out, 1400 utility area& storage. I am not a realtor! I listed my condo in May and have not sold it yet. One reason is that I live next to a HOARDER.
Is anyone familiar with that disorder?

Commercial and Residential for Rent in NW Florida

Hello Group:

My name is Sara. I have lived in NW Florida for over 30 years. To be more specific, I live and work in the center of a busy commercial and tourist area.

I hold two inactive real estate licenses in Florida. I am probably a good connection for someone looking for honest information about this area, who has never been here. You may also communicate with me in English, Spanish and/or French as I speak, read and write fluently in all three languages and have some connections with speakers of German also.

I was drawn to this group today, because my family currently has two properties that are vacant and for rent. It might be a good deal for someone looking to relocate to this area and wanting to rent for the purpose of getting to know the area before making a real estate purchase.

We have a 2bdrm/2bth townhouse with a waterview that is unfurnished. We also have a commuercial office building which in centrally located, but just off the one of the main roads in Fort Walton Beach, Florida. The office was used as a physician's office for many, many years. It provides spacious office space for professionals who would like to live and work close to home.

How to Price a Short Sale

Usually we discount a home 5% below tax value to start with, and have successfully listed, negotiated, and closed over 30 short sales in the past 2 years. Our short sales have been with all the major banks like Wells Fargo, Chase, Citimortgage, PHH, PNC, two of the worst ones-Bank of America and IndyMac. We have also negotiated with smaller banks like Patriot Bank here in Texas, and 2nd lein holders, back taxes, and HOA leins.

Here is an example of a home that is not being priced correctly, and the owner might not get a buyer in time before the bank closes the file.

As you can see, the agent hasn't lowered the price $1 since listing it, and this property IS posted for Auction.

We might have started the list price at what this agent is listing it for, but after 2-3 weeks, no showings or offers, we would lower the price $5K - $7K or to a few price points below to get more buyers to come and look at the home. We would lower the price every two weeks until we got a contract. If you are priced correctly, and each lender is different, but we figure , 10 showings = 1 offer. We also -ALWAYS- try to get a backup offer, due to the tight lending standards and many times the first buyers cannot wait for the lender approval. Then the backup offer gets to take 1st position, and buy the home.

Bank Foreclosures.

Associate Broker, 32 years. I started doing bank foreclosures in 1997. Past 5 years, that's all I do. 4 years ago I had to form a team with 2 agents in my office to help me. 2009, closed on 39 properties.
Past 3 months, REO's have been lower due to the government coming down hard on the " rubber stamped " foreclosures.
The foreclosure market will soon bust wide open. It is calculated that there will ne 1 1/2 million froreclosures coming on the market. We have not reached the bottom, and won't until the employment picks up drastically.
I'm basically in the Lehigh & Northampton counties of N.E. Pa., about 45 miles north of Philly. Allentown/Bethlehem/Easton/Whitehall- 15 minutes from Phillipsburg, N.J. Also licensed in New Jersey.
