Getting things written into contracts
I would absolutely have everything I wanted in a condo or house written into the contract, I didn't do that with my condo, however the people who were living in it were no longer there as it was empty when I looked at it. I really should have said to my realtor that I wanted the bathroom mirror repaired before I put in an offer and also found out beforehand if the refrigerator leaked or not as it was unplugged. The seller said it was working fine, yes, working fine after I loaded it up and turned it on, but it still leaked water from beneath thus, another expense for me. So I have learned from that experience. Of course I did get the seller down in price by a few thousand, however, it being a fixer upper, I spent about $8,000 to fix the place to my liking. But all in all it was a smart purchase and the price not very high so I should be able to sell it quite easily in a soft market.
