Green Valley Arizona - An Interesting Concept
I was recently out in Green Valley, AZ. It is an interesting concept in active adult living. The whole town is basically one big interconnected retirement community with communal clubhouses and amenities. Definitely a place worth checking out!

Ocala, Florida Active Adult Communities
Ocala is a great place to retire. Known as the "horse capital of the world" the area in in central Florida is surrounded by rolling hills and ancient Oak trees. The Sun City Communities of Northwest Phoenix, AZ
I have been out of town the last couple weeks touring some great retirement areas in Arizona. I mostly looked at 55+ active adult communities in and around Phoenix, Tucson and Green Valley.
It was interesting to see the progression of how active adult communities have transformed since the original Sun City.

Youngtown - The First 55+ Active Adult Community
Many people think that Del Webb's Sun City Arizona was the first 55+ active adult community. When Sun City opened on New Year's Day in 1960 there were over 100,000 people that showed up to tour the models and get a glimpse of this new concept in "senior living."
What most people don't know is that Del Webb didn't invent the idea of 55+ communities, he just perfected them! Youngtown, AZ was started 6 years before Sun City. After retaining their age-restricted status for over 40 years, it was later found out that Youngtown wasn't legally designated as age-restricted and had never been so! Today, Youngtown is an all-ages community.

Lowering Age-Restrictions in 55+ Communities
There has been some talk lately about some 55+ communities who are considering lowering or abandoning their age-requirements. Apparently, some people think this will help increase sales. Personally, I don't think that would have much effect. Sales are down everywhere and it is not as if lowering or getting rid of an age-restriction is going to suddenly increase sales.

Four Seasons at Rancho Del Lago - Tucson, AZ
Four Seasons at Rancho Del Lago in Vail, AZ is a nice new construction community just south of Tucson, AZ. If you want to live in Tucson and have a new construction community check this one out! KHOV is the builder. The Four Seasons communities have been popular with active adults all around the country.

New construction housing is getting more difficult to come by now that the market has gone downhill. Many builders have stopped building or delayed plans for 55+ communities. Item 1 seems obvious, but you would surprised that some people don't get the facts about age-restrictions when buying at an age-restricted community and it can come back to bite them. Anyone else have any issues with that?
