Shall We Kick It Up A Notch?


Observation: This group has the potential to be a valuable source and resource of vital, up-to-date industry information. By pooling our experiences, discoveries and "ahas" we might well benefit. The activity here, however, is sorely lacking.

Question: Could each of us come up with just one idea, experience, an"aha" moment or discovery to share? If so, please post so we can breathe some life into this party.

My background includes, current membership in an International Master Faculty for a large Real Estate Firm. I have practiced as a Trainer/ Instructor in Real Estate Principles, Marketing, Cornerstones For Business Building plus Mindsets, Moods and Attitudes in and out of the" workplace". This has, among other things, afforded me great insight into the importance of advocating the absolute necessity of ELECTIVE continuing education for every single Real Estate Professional . Our Industry is changing daily and we are responsible to grow and change with it accordingly. This market, right here and right now shall be with us for longer than we can fathom,potentially. The domino effect of this "shifting " market along with the mortgage crises so many are facing is a stern study unto itself. Our responsibilities now and ever, as we know, are vast.

I just joined eons.com and looks like there is not a lot of traffic in the real estate group. I see this as an opportunity to be the "experts" here. Doesn't look like there's been a lot of highly professional exchange of information so let's get started.

I am located in the Eastern Panhandle of West Virgina. Less than 90 miles West of Washington, DC. We are in the center of a 500 mile radius comprising the largest population in the USA! We are one of the fastest growing real estate markets in the nation, but we are experiencing continued slow sales with declining prices.

Our local market is very slow. We have approximately 14 months of inventory on the market. There are about 650 Realtors serving this area with about 200 sales each month. Our average priced house that has sold in recent months is just around $200,000.

Today's "tidbit" for members of www.eon.com is to work with a Realtor who works full time in the business. A professional Realtor will provide facts and statistics to back up their opinions, they will stay in constant contact with you concerning your needs and the local market. They don't get paid until they go to closing, they make a financial investment in your real estate sale or purchase so be loyal to them.

Hi Leslie, Great questions to jump-start the conversation. Tools that are a must in today's current market (and any other market for that matter) include making the most out your digital marketing tools. Those tools could include:

In addition to a great website filled with all kinds of "free" property search tools and tons of area information and maps, set up a solid, well designed blog with a great domain name. Use the blog to demonstrate your expertise as the local real estate subject matter expert (SME).

Connect with consumers in online social communities like EONS and Localism. While you're at it, link your profiles at those sites back to your website and blog for link endorsements to enhance your SEO for your total online presence.

Micro-blog at sites like Twitter

Upload your area photos at Flickr and tag each photo with solid area-referenced tags

Use your photos to create with Windows Movie Maker a community-focused or niche market-focused video and upload your videos to YouTube

Create a Squidoo profile and lens and link the profile at Squidoo back to your website and blog

Setup a profile at Fast Company and link the profile back to your blog and website

Setup a profile at LinkedIn and link the profile to your blog and website
