You said you worked with local Realtors for two years, did you actually list the property with them so it reached the MLS? Did you list with a local company or a national company such as Re/Max? Was the property advertised on the internet with the company that listed the property? Michigan's economy is down, was it priced accordingly? Is there a home on the property now? Can one be built easily, does it have public water and public sewer available? Was it available for people to see on Realtor.com? All questions you should be asking your Realtor..... Good Luck!

my difficuties lie with asking too much.
Prices have certainly gone down the past few years.....I'm not sure whether he had it on Realtor.com. Am I allowed to list on there? He did have it on his company's website with a nice slide show of the woods. It can be divided into 2 building lots; maybe I should split it up....
You need to get more than one opinion from local Realtors. Plus, since it sounds like it is considered "vacation" property; you want a company that is national or international, so it reaches people outside of the local area. Is it near Grand Haven? I would be happy to refer you to at least two Realtors I know who are extremely familiar with that area. I would not split it up until you get more opinions. You might be spending money needlessly. Let me know!

Yes, you are correct, Grand Haven is too far away. If this Realtor has sold properties for you before, then ask their opinion first, they will know best. It sounds like they have been in the business quite awhile and have knowledge of the area. The reasons properties do not sell are location, price and condition..... Just point blank ask them what they suggest.

I have always lived in the Indianapolis area but wanted to have a place on the water. I hope I am close to selling property I have that the has been approved for a small mall (20 acres). I had always thought of a warmer area but my wife wouldn't ever want to be that far from the kids (9) and grandchildren. In short I might have an interest if it would be possible to get some more detailed information about your property, such as, how close is the nearest road to your building site. Thanks

My mom passed away 8 years ago and last year,I decided to put the title in my name.
Last year I sold my land and got almost half of what it was the year when I changed the Title.
