active plus 50 living..Las Vegas

I am planning to build a special community in Las Vegas focused on the active plus 50 target market Especially for people who want to keep working and keep contributing. Our mission is to help people "live younger longer".

Any ideas on what features and ammenities I should include? What would appeal to you?

I lived in Vegas for a year 2003-2004. I moved there to take a job I thought would be a good advancement. Instead, they laid me off plus another 10% of their workforce. I think a good job placement service for 50+ workers would be helpful.

Hi Stan,

I now live in Phoenix and am considering relocating to Las Vegas in 1 to 3 years. I think an exercise room, transportation available for shopping or trips to casinos and other day trips would be great as well as a recreation room for social events, a pool of course, maybe with aquatic instructor to have classes. If you need a dependable, loyal over 50 boomer to manage your building or assist I am the one. Thank you, Sherrie.

I don't know how much you know about 50+ Active living or Las Vegas. I've spent the last 20 years designing Active Adult Communities as an architect and planner. I've finished a book on the subject that is not yet published and conducted extensive research into the subject, including reading everything printed and by visiting as many communities as possible. I was awarded the designation of "Icon of the Industry" by the 50+ housing council of the National Association of Homebuilders in 2006.

I hate doing all that, but you deserve to know who is giving you advice.

After all of my research on the way boomers may react to living in an Active Adult community I came away believing strongly that you should not follow the old "Sun City" Model, but should find your own unique twist. The fact is that only 7% of those that turn 55 ever move into an age restricted community, so age restriction would not be my recommendation for your community. Just look at what Pulte/Del web has done recently in their Anthem Parkside in Phoenix or Ave Maria in Naples, Florida.

When it comes to amenities there is certainly a way to distinguish your community, but I need to know more about the size and location of your planned development. There's a plethora of competing communities there, water grows more scarce each year, and if you are a newcomer you face a steep learning curve.
