The 1 - 1/2 story 20'x 30' Cottage

This plan set has a 20' x 30' footprint with a large open loft upstairs.

The floorplan above is for the standard layout. The Great Room (eating, cooking living) has a beam and deck ceiling (with the decking almost 9' high) whereas the bath and main floor bedroom have a standard drywall ceiling at 8'.

Nice. Roomy. Boring. But very livable. If the bathroom and bedroom were flipped, you could get all the plumbing together.

If the ceiling in the loft follows the roofline, you could put storage cupboards along each side of the room and still use the middle of the room for an office, hobbies, or anything else.

Yeah, maybe flip the bedroom and the bathroom, and put a deck along the side with access from the living area and the bedroom.

It's basic, but very doable, I think.

I LIKE this one! It's definitely big enough. I'd certainly flip the bed/bath. And Calis ideas of cabs on the sides of the upstairs and extending the porch around the corner are good ones. Totally would work for me.

Now....who's going to pay to build it for me????? ;>D

I always liked lofts until I rented a house with one. I had the usual problem of not being able to stand upright except in the center of the room.

Insisting it was a great space for my art studio, I got hubby to haul all the equipment and tables up to the loft. I used the studio for about 2 years. I wound up hanging pieces of ribbon from push pins all over the ceiling to remind myself not to bang my head into it.

Would still go for a loft with high ceilings and maybe a skylight.

If you flip the bedroom and bath, you will lose wall space in the kitchen. Due to the location of the stairs the only way to get non bedroom access to the bathroom would be to shorten and shrink the kitchen.

I love the additional porch idea. If you make a three sided wraparound porch, it would not only add style to a plain house but outdoor living space.

Add a couple of dormers and the loft space would be great.

This is a well laid out house. Would be easy livin'.
