Been There, Done That!

Hi all. I have been a RE investor for 32 years and I have bought, rehabbed, flipped and held real estate. I have also been a licensed RE agent. (No, I didn't find that to help me with investing). There is a lot of money to be made and it can be a great lifestyle. I identify with very little of the reality shows about flipping on TV though. I believe you have to do your homework. Educate yourself about the market value of the area your looking to work. You should be well versed enough to look at a home and know what it is worth just from the neighborhood it is in. You also need to know about construction or have someone available that does. Education is cheap and there is a wealth of it on the net that was not available when I started out. I'm female and I did it on my own, including plumbing and rehab. Your timeline is crucial to making money. Anytime you can buy creatively, not using your own money, you have an advantage and yes, it can be done. It's not a get rich quick way of life and things can and do go wrong. But to all daring enough to take the plunge, I wish you the best of luck.

Nice common sense comment. any suggestions where to look on the net?
