I marvel at the pictures of the proposed new international air port planned for Panama City Beach, Florida as I prepare to close loans on a few preconstruction properties I purchased in this market.

The new airport's proposed all glass enclosed 21st century look is certainly appealing. I remember as a kid visiting the area and my dad saying he wished he could purchase something in this area ... and as we all know hind site is 20/20.

I purchased several beach front condo units in this market a few years back and have since resold several for a handsome profit. I am also in the process of closing on a few units that I plan on holding for a few years.

Thanks for your comments. I have been vacationing in Panama City Beach for the last 30 years. Every time I have been there, I am amazed with the progress of the area. I am also very optimistic about the area once the new airport is completed. I agree with all the articles about how an airport can really positively impact an area.

Steve, just found your group. I`ve been buying beachfront condos in Mexico. Property values have been increasing 30% per year for several years now and may continue for several more due to a number of financing options just made available in the last couple of months. Flipped several at over 100% per year profit. I`m going down tomorrow to negociate with a developer on price and terms on purchasing 5-10 condo units. Generally, I receive a good discount on pre-sale pricing...and sometimes a reduced deposit(down). Bought one unit in late 2005 for 312K, sold it last week for 823K. Got lucky. Only put 30% down. Delivery later this year. Great market. Good to meet someone with simular interests.
